Where to Stay in Batumi: A Neighborhood Guide for Renters

Piazza Square in Batumi's Old Town

Batumi is small, but its neighborhoods feel worlds apart

First time in Batumi and already confused about where to stay? The city is compact enough that you can cover much of it on foot, but your choice of neighborhood can still make or break the trip.

Staying just steps from the seafront is one thing; ending up with a view of a construction site on the outskirts just to save ten dollars a night is another.

Here's an honest breakdown of Batumi's main areas — what they're actually like and who they're best suited for.

Old Town — for people who want to walk everywhere

Narrow streets, cafés on almost every corner, Piazza Square, and plenty of historic architecture. If you're in Batumi for three to five days and mainly want to wander around, see the sights, and eat khachapuri, this is a great area to stay.

  • Pros: restaurants, bars, and major sights are all nearby, and the seafront is about a 10–15 minute walk away.
  • Cons: many older buildings don't have elevators, summer evenings can be noisy, and parking can be difficult.

Apartments here tend to be smaller and more characterful, often with wooden balconies overlooking courtyards.

Charming and atmospheric, but not necessarily the best choice if you need complete quiet after midnight.

New Boulevard (Metro City area) — close to the sea, with ongoing development nearby

New Boulevard is farther from the historic center and stretches toward the airport. The area around Metro City is one of its most recognizable parts.

Much of this part of Batumi has been developed over the past 10–15 years, and construction is still ongoing in some areas.

  • Pros: buildings closest to the seafront are just a short walk from the beach and promenade, and there are plenty of newer apartments.
  • Cons: the best sea views are generally from buildings closest to the waterfront; farther inland, you're more likely to overlook other buildings or construction. The area also gets busy in summer and has less of the established neighborhood feel of central Batumi.

It's a good option if you're coming primarily for the beach and want the sea within easy walking distance rather than having to take a taxi every day.

Orbi City — a large complex with plenty of amenities nearby

Towers of the Orbi City residential complex in Batumi

Orbi City is a huge cluster of high-rise towers south of the city center — almost a city within a city, with shops, cafés, and other amenities close at hand.

  • Pros: modern buildings, plenty of nearby services and amenities, and lots of accommodation options.
  • Cons: parts of the surrounding area are still being developed, and the complex can get very busy in summer.

Getting to Old Town is straightforward: you can walk along the promenade, rent a scooter, take a taxi, or use public transport.

If modern buildings and convenient amenities matter more to you than staying in the historic center, Orbi City can be a practical choice.

Take, for example, Orbi City · Batumi apartments — a 78 m² apartment on the 39th floor of Tower C with sea views, two bedrooms, a private balcony for each bedroom, a dedicated workspace, and enough room for a family or group of friends.

Gonio, Kvariati, and the outskirts — quieter, cheaper, and farther from the center

If you're looking for something quieter or more affordable, Gonio and Kvariati are worth considering. Both are just outside Batumi and can usually be reached in around 20–30 minutes by car or minibus.

The beaches are generally quieter, there are fewer crowds, and accommodation can be cheaper than in central Batumi. But these areas are much more seasonal.

  • Pros: quieter surroundings, easy access to nature and the beach, and often lower accommodation prices than in central Batumi.
  • Cons: getting around is less convenient without a car or regular minibus service, nightlife is limited, and many cafés and seasonal businesses close or reduce their hours outside the summer season.

They're a good choice for a quiet beach holiday — reading by the sea rather than bar-hopping.

For a longer stay or an off-season visit, staying in Batumi itself is usually more convenient.

So, where should you stay?

If you're visiting for a short weekend and want to see as much as possible on foot, Old Town is the obvious place to start.

If being close to the beach is your priority, consider New Boulevard or Orbi City.

If you're working remotely and want a modern apartment with plenty of nearby amenities, Orbi City is worth considering. It can work well for both short trips and longer stays, especially if having a comfortable apartment matters as much as the location itself.

For a slower, quieter, and potentially more budget-friendly beach break, look at Gonio or Kvariati.

Ultimately, the best area depends on what matters most to you: being close to restaurants and city life, having the beach on your doorstep, or finding more peace and space outside the center.
